Small Balance Commercial Real Estate Financing

Let us determine if a bridge loan is right for you. A bridge loan is short-term or interim financing for your business until permanent or another stage of financing can be obtained. Bridge loans are usually taken out for short terms, from 1 year to three years, depending on the securing of a more traditional commercial loan, which is usually used to pay back the bridge loan.

Due to the increased risk, bridge loans usually have higher interest rates. The bridge loan lender may also require cross commercialization, and a lower loan-to-value ratio, but they are typically arranged with relatively little documentation. 

We can provide loan amounts for purchases, refinancing, debt consolidation, property improvements, and working capital. These loans are generally for:

You'll be pleased to know that our responses and closing times are fairly quick. Approvals are given in two days from receipt of complete credit package, and we can execute closings in as little as two to three weeks.


Adjustable rates as low as 6% or fixed rates for 30 years and LTV's of up to 80% are available on almost all commercial property types with first liens only. Credit scores as low as 500 are accepted. 

Your initial required documentation includes a completed loan summary form, completed 1003 credit application, a personal credit report, and color photos of the property or the most recent appraisal.

Commercial Small Balance — EZ Money — Hard Money

You may be interested in one of our small balance loans. With this type of financing, we can offer loans ranging from $100,000 to $ 5,000,000 with interest only payments for up to five years.

Rates ranging from 10 to 14% and credit scores of 400 or more are considered. We can provide quick approvals within 24 hours with fast closings. There are no up-front fees and no prepayment penalties. Loans are available in 42 states for:

You are required to submit a completed 1003 credit application signed along with color photos of the property or a previous property appraisal.

A private or commercial hard money loan is a special type of real estate, asset-based loan financing in which the funds are secured by the value of a parcel of real estate or a building.

Hard money loans are usually provided by private investors or investment companies. The interest rates are typically higher than most conventional commercial or residential property loans due to the higher risk taken by the lender. Commercial hard money loans are similar to bridge loans. The main difference between the two is that a commercial bridge loan usually refers to a commercial real estate property or real estate investment property that is in transition and does not qualify for a traditional loan. Commercial hard money loans often refer to an asset based loan with a high interest rate, and at times, possibly a distressed financial situation, such as being behind on the existing mortgage payments, or where bankruptcy or foreclosure proceedings might be occurring.

SFR Investment Property Loan Program

Our SFR Investment Property Loan Program offers a non-owner occupied SFR 1 — 4 purchase, refinance or cash out, with a low income doc and up to 75% LTV with 80% CLTV. Under this program we can provide loan amounts from $100,000 to $3,000,000 with a 650 FICO score. No tax returns are required and we have rates starting at 7.49% with a 30 year amortization.
